The Honolulu Board of Realtors released its latest data report Wednesday, showing the median price for previously owned single-family homes sold last month rose 9.6 percent to $625,000 compared with $570,000 a year earlier.

The gain was the biggest in four consecutive months of positive movement for median prices. November eked out a 1 percent gain from a year earlier, followed by a 3.4 percent rise in December and then 8.6 percent in January.

February’s gain was the biggest year-over-year rise for any month since August 2010 when the median price jumped 15.2 percent.

Is this a sign of things to come? Or is this simply a quick spike in the market as it continues to struggle through economic hardship? More and more data tends to support the former, as it seems the Hawaii housing market is trying to make a run back to normal price range.

Lets not get ahead of ourselves though, as four months is not enough to declare one way or another that the housing market is back to where it needs to be. However, most real estate agents see the last four months as an extreme positive; especially after median prices actually fell in 9 or the 12 months last year.

The University of Hawaii Economic Research Organization last month forecast the median price for Oahu’s single-family homes will be flat into next year, then accelerate with 10 percent growth by 2014.

“Home prices are expected to remain soft for the next year or so, until economic conditions improve and the foreclosure overhang is worked through,” the report said.

“Once that begins to happen, the dearth of new building will set the stage for resumed price appreciation.”

Currently, the newest data is actually bucking the University of Hawaii Economic Research Organization’s prediction. Again, it is too early to tell, but hopefully the coming months will continue to prove that prediction wrong.

With percentage rates at an all time low, there is a prime opportunity to buy a house. Those who want to find out more info about purchasing a home should definitely look into it.

According to RealtyTrac, 2,075 homes in Hawaii were sold last year by homeowners in foreclosure or lenders, representing 10.5 percent of all home sales statewide. The tally compared with 1,452 foreclosure homes sold in 2010, representing 9.1 percent of all sales. Homes in foreclosure sold for an average $356,043 last year, down from $377,517 in 2010.

RealtyTrac said the 2011 average sale price for foreclosure homes in Hawaii was 22 percent less than the average for nonforeclosure home sales.

According to RealtyTrac, if you go back even further to 2009, you can see that there were only 512 foreclosure sales in Hawaii, the discount was 18 percent and the average sale price was $378,429.

Two great things are trending in Hawaii’s housing market.

1. Hawaii is already way down on the list of foreclosed homes (stats below).
2. The fact that more and more foreclosed homes are being sold is a good sign of life for the Hawaii housing market.

The report shows that foreclosures continue to have a significant influence on Hawaii’s residential real estate market, helping boost the number of sales, but also depressing prices.

With interest rates at an all-time low and the housing market in Hawaii starting to recover, now is the perfect time to purchase a home.

There are actually quite a few real estate related smartphone apps available, some good and some bad, however here are a couple of new ones that are grabbing a lot of attention.

To be fair, there are a lot of mortgage calculator apps available, many of them really good. The thing that separates Karl’s Mortgage Calculator from from other mortgage calculators is the fact that not only does it calculate mortgage payments using the principal loan amount, interest and term, but factors in mortgage insurance, homeowners association dues, property taxes and homeowners’ insurance. Basically everything else that needs to be factored in, Karl’s Mortgage Calculator App covers it all. Adding all these extra amounts in helps you see a more clear picture of what your monthy expenses will really look like.

There are all sorts of scenarios you can plug into the app. Want to see what kinds of savings you are getting, or how early you can pay your mortgage off? The app does it for you, you simply punch in the text needed.

One downside, this app is not available for iPhone users, right now it is only available on the android market. However, there are plenty of nice alternatives for iPhone users.
